What does a roof warranty cover?

What a roof warranty covers depends on the type of warranty.

• ‍Manufacturer warranties cover the cost of materials should they prove deficient or  defective over a prescribed period of time.
• Workmanship warranties protect you against roofing failures due to errors or incompetence on the part of the installer. You’ll typically be reimbursed for both labor and materials during the warranty period.

Note that most standard manufacturer warranties only cover the cost of the shingles themselves — not an entire roofing system, which often includes:

• Underlayment
• Protective ice and water membranes
• Flashing
• Vents

How long is a roof warranty?

The length of a roof warranty can vary widely, but as far as standard manufacturer warranties go, asphalt shingles are usually guaranteed for 25-30 years.

However there’s a catch — most standard warranties are prorated — this means the manufacturer will cover a lesser percentage of the cost over time. So while you might expect to recoup most or all of your costs in Year 1 of the warranty program, you will be paying much more in Year 20.

In contrast, an upgraded non-prorated warranty covers 100% of material costs during the extended warranty period (sometimes 50 years or more), and usually labor expenses as well. They might also include protection for the entire roofing system, not just the shingles.

Do home warranties cover roofs?

Home warranties might cover roofs to some degree, whether partially or fully. However, the overwhelming majority of policies only cover repairs — not replacements. So while they might address a problem (e.g. a leak), they will almost never address the cause. To compare, their standard “sure-start” warranty covers only material defects — fully for 10 years, and thereafter at a prorated (diminishing) rate for up to 50 years from the date of installation.

For property owners

CertainTeed also offers its SureStart PLUS roofing warranty program to all property owners (non-occupants) in one of two tiers.

• 3-Star Protection: Full material, labor, and tear-off costs for 20 years.
• 4-Star Protection: All of the above, plus disposal costs, for 25 years.

TAMKO MasterCraft Pro Warranty Coverage

• TAMKO’s Standard Warranty covers shingle material and labor costs for the first 10 years during their Full Start non-prorated warranty period — excluding tear-off, removal, and disposal. Coverage may continue at a prorated rate up to 40 years after the installation date.
• The TAMKO MasterShield Enhanced Warranty offers full non-prorated manufacturer coverage for 30 years, including all labor, materials, tear-off, removal, and disposal costs. It can be extended at a prorated rate for an additional decade.
